I've been playing Animal Crossing: New Horizons since it dropped, and I can personally confirm you get six upgrades. The final upgrade removes your loan debt to that raccoon overlord, Tom Nook, which is pretty sweet.

Actually, it’s all about how you define 'upgrade.' Technically, it’s 5 after your tent because the last step just pays off the loan – no actual house change. So, 5 or 6 depending on how you look at it.
