Honestly, I think the prep for heists is too much hassle. Just join someone else's heist as a crew member. Less stress, still get the cash.

Just buy a high-end apartment and wait for Lester's call, easy peasy. Then follow the map to start planning your heist. It's all about that base, no Lester, no heist!
