Attack on Titan is getting a Part 3 because there's just too much epicness to wrap up in Part 2! They need more time to do justice to all those cliffhangers and plot twists.

They split it into Part 3 to cover the remaining manga chapters and properly conclude the story. More episodes mean more Titan action!
From my experience, the final arc of the manga is really dense. They needed more episodes to faithfully adapt it without rushing through important details.
Honestly, it's all about keeping the hype alive and milking the final season for all it's worth.
