Go to your Xbox One settings, select 'Network,' then 'Advanced settings.' Jot down your IP address and MAC address. Next, log into your router settings via a web browser, find the 'Port Forwarding' section, and forward ports 88, 3074, 53, 80, 500, 3544, and 4500 to your Xbox's IP address. Restart both your router and Xbox.

I had the same trouble! Turned out I needed to assign a static IP to my Xbox One and then open ports manually on my router. Takes a bit of work but it'll give you an open NAT type.
