To kick off a heist in GTA 5 Online, you gotta be at least level 12. Also, you need to own a high-end apartment so you have a room dedicated to planning heists. Lester will give you a ring and invite you to his warehouse to talk heists. After that convo, you'll see an 'H' on the map, go there to start planning your first heist!
