Just scrap everything you can in Sanctuary at the start. Seriously, everything turns into building materials. Then, make sure you've got enough beds under a roof, plant some crops, and put up a few water pumps. Defense is key, so some turrets and guard posts will help you keep the peace. And hey, personalization is half the fun, so go wild with decorations!
Don’t bother too much. The real fun is out there exploring, not playing house!
