To trigger the Chaos invasion, you gotta progress in the campaign until you hit around turn 100. Make sure you're expanding and winning battles, since the invasion is scripted to start in the mid-to-late game!
Honestly, just waiting around until mid-to-late game usually does the trick. Focus on your realm - the Chaos boys will come to you.
From my experience, as soon as you're deep into the Vortex campaign and tackling those rituals, bam, Chaos storms in. Keep your armies beefed up for those rounds!
